Our tiny homes are priced between $68,000 and $200,000. Some homes may exceed this range based on your final design choices.

We pride ourselves in building quality homes with high-end materials and efficiency systems that ensure your home will last a lifetime and will have ultra low energy costs. We specifically design and build for Northern Maine’s harsh winters.

We can consider this depending on the situation. There’s a different set of regulations for homes on wheels vs. not on wheels.

It’s pretty similar to a mobile home set up. You would be responsible for preparing your site with water, sewer and electric. Have those utilities come up through your concrete slab foundation. Our 3rd party delivery company will park the unit on your slab, level it, block it up and remove the tires. They bring the wheels/tires back to us to reuse. You (or a local contractor you hire) would be responsible for connecting the utilities and adding skirting.

This varies from town to town. At minimum you may need a plumbing permit filed by you Local Plumbing Inspector (LPI). The LPI would inspect your sewer connection to verify it was done property.

You can purchase and keep the wheels and tires if you’d like.

It takes about 90 days or less for any of our standard models. If you order a tiny home from our classic collection, or a custom tiny home, the lead time may be longer.

The exterior width is 8' or 10’ the total height is 13.5' and the max length (including the towing vehicle) cannot exceed 60'. Most Tiny Homes range between 20' to 38' feet long. The square footage can be up to 400 square feet (not including loft space).

Yes! Our standard 10x38 Baxter has two main floor bedrooms!

We can arrange for shipping of your Tiny Home within the continental US through our 3rd party transportation company. You are welcome to arrange your own delivery or pick up yourself.

YES! We can customize any model on our website. For custom builds we do require the full purchase price to be paid before construction starts.

We are only building completed units at this time.

Utilities

Tiny Homes come with a 100 - 200 amp electric hook up. Typically, if it’s a permanent, a minimum 100 amp service is required by code. You also have the ability to connect a generator or solar panels.

Our Tiny Homes come equipped with a regular flushing toilet. We can also install a Nature’s Head Composing Toilet. Greywater from your Tiny Home will have to be disposed of in an approved way. Check the State’s subsurface wastewater rules and reach out to your local Code Enforcement Officer for more information.

Our Tiny Homes are all equipped with minisplit heat pumps for all your heating and cooling needs. These units are powered by electricity (no propane needed).

Yes! Our Tiny Homes are well insulated and can withstand harsh Maine winters. You will need to skirt/insulate around the bottom of your home (same setup as a mobile home). (We do not provide skirting.)

As a standard, we use Rockwool insulation throughout the home as it is fire retardant, noise dampening, and waterproof. We also use closed cell spray foam and rigid foam in certain areas of the home.
Planning

YES! Our Tiny Homes can be titled by the Secretary of State! This means you will have a state-certified tiny home which can not be denied by any municipality in Maine so long as you adhere to zoning and set up recommendations by your local Code Enforcement Officer.

As of 10/8/24, there are no cities or towns in Maine that explicitly prohibit Tiny Homes. See the ‘Maine Tiny Home Law’ page for more info or ask your town’s code/planning department.

We have financing partners. You can ask your current bank if they’ll finance our tiny homes. Our Tiny Homes are issued a title from the Secretary of State which most banks require for financing. Each bank may have different requirements for financing so let us know which bank you’re working with so we can help:)

No, we have done this in the past but found it only added cost to the buyer with no benefits. RVIA is sometimes required if you’re going to park in a seasonal campground. We can obtain the NOAH certification if you’d like; for and additional cost.
